Fully Managed Service

For landlords who want us to oversee all aspects of the tenancy so put the management of the property and tenancy in our hands. This service allows us to provide complete peace of mind from the beginning of the property being marketed all the way through to the deposit being given back to the tenant at the end.

What’s included

  • Inventory & schedule of condition
  • Arranging all maintenance and repairs to the property
  • Having all bills deducted from rental income and shown on your monthly rent statement
  • Resolving of tenancy deposit disputes
  • Arranging for any post-tenancy maintenance to be carried out

Costs

  • Finders Fee – 50% + VAT of the initial month’s rent (minimum fee of £500 + VAT)
  • Management Fee – 10% + VAT of the monthly rental (minimum £50pcm + VAT)

Part Managed Service

For landlords who require some support in the day-to-day management of the tenancy but feel confident enough to arrange repairs and maintenance during the tenancy. We will act as the tenant’s main point of contact throughout the tenancy and still ensure that the property is being managed effectively.

  • Full communications with the tenant
  • Quarterly property Inspections
  • Rent collection
  • Arrears management
  • Access to our vetted and preferential contractors
  • Safety certificate renewals

Costs

  • Finders Fee – 50% + VAT of the initial month’s rent (minimum fee of £500 + VAT)
  • Management Fee – 7% + VAT of the monthly rental (minimum £40pcm + VAT)

Tenant Find Service

For more experienced landlords who are able to effectively manage the tenancy, maintenance and safety requirements themselves throughout the tenancy but need us to advertise the property and initiate the tenancy.

  • Property appraisal and valuation
  • Comprehensive marketing including professional-quality photography
  • Viewings and tenancy negotiations
  • Pre-tenancy administration
  • Full set up of the tenancy

Costs
Finders Fee – 75% + VAT of the initial month’s rent (minimum fee of £500 + VAT)
