Information for Tenants
We realise that moving can be stressful so we aim to make the process of moving as simple and straight-forward as possible. Therefore, we utilise a number of different technologies and strategies to ensure everything is as efficient as it can be
The below information will explain in more detail the processes of moving
Looking for a property
Looking for a new property can be stressful and timings are key. You may need to provide your current landlord a month’s notice which will take affect from your next rent day (depending on your tenancy agreement) so it is a good idea to start your search 1.5-2 months before you intend to move to a new property.
You can start your search online on Rightmove or Zoopla to see a breakdown of all properties that are on the market at the moment. However, in order to be the first to be notified of any new properties, phone us up to give us your details and a specification of what you’re after and if a property matches your specification, then you will be notified as soon as it becomes available.
Viewings then take place around the property with one of our friendly team who will be able to give further details and answer any questions you may have on the property.

Application & Referencing
Applying for a property with us could not be easier! All you need to do is to phone us and we will take further details about you and an outline of your offer. If this offer is accepted, you will then be asked to pay the application fee to secure the property whilst references are being obtained.
You be will sent an online form to fill out that asks for details about yourself, your landlord and your employer. Once this form has been completed, the references and credit check will be obtained.
If a guarantor is required, we will also go through the exact same process with them.
Rents
Rents are normally paid in advance on a calendar month basis unless otherwise specified. This may either be to us or directly to the landlords and must be paid by standing order on the date specified within the tenancy agreement. Late rent payments are a serious breach of the tenancy agreement which may result in late fees and termination of the agreement.
You may also be liable for the utility bills, council tax, broadband and TV license so please make sure you are fully aware of your liabilities before taking on the property.
Deposit
As reputable agents, we ensure that your deposit is fully protected as required by the law. This will be protected by one of three organisations, however, if we keep your deposit, it will be held in the Deposit Protection Service (DPS) and paperwork will be sent to you as proof.
At the end of the tenancy, we will check the property against the check-in inventory and obtain quotes for any damages or expenses incurred. A statement will be sent to you to show what, if any, deductions have been made and then we will process the deposit. You will receive a notification from the DPS to say that we have released the deposit. If any deductions have been made, then you will have the opportunity to disagree with the deductions.
We do not accept you deposit as payment for the last month’s rent so please ensure rent is paid to the end of the tenancy.
Maintenance & Repairs
Maintenance and repairs are inevitable so if we are contracted to manage maintenance tasks, then we make sure that they are carried out quickly and by competent contractors whilst keeping you updated on progress
If you are unsure who to notify about maintenance tasks, please consult your welcome letter that was provided to you on check-in.
