Our Lettings Process

1. Arrange an appraisal

So you’ve been thinking about renting your property and would like to know how much it’s worth. You should arrange for one of our agents to visit your property and carry out a property valuation. Here we will be able to talk you through the services that we offer and a realistic valuation for your property.

2. Marketing your property

When you are ready for us to start marketing your property, we will arrange for photographs to be taken and a detailed description to be made. We will then add these to the property portals and start taking enquiries.

3. Viewings and taking offers

One of our agents will accompany any prospective tenants around the property where they will be able to answer any questions that may arise. When an offer is taken, we will obtain some of their key details which we will pass over to you and provide our guidance and advice to maximise the chances of a successful let.

4. Tenant referencing and progression

When an offer is accepted, we will move to the referencing and progression stage. This is where we verify credits scores, affordability and also contact any previous landlords for a reference. Once all of this information is obtained, we will talk you through the findings and only accept the applicants once you are completely happy.

5. Completion and move in

When the application has been accepted, we will arrange for the necessary tenancy documents to be drawn up and signed. We will also arrange for the outstanding balances to be paid before the start of the tenancy. When the tenancy start date arrives, we will provide the new tenants with the keys and information about where rent is paid and who to contact throughout the tenancy.
